Residential
Houses, in ordinary working hours
Augusta, Martinez, Evans, Grovetown and Hephzibah. Breakdowns, heat pump and furnace replacement, ducts, airflow and condensate — the same method as the commercial side, at a different scale.
Call-outs
When it has stopped
Heat pumps, gas furnaces, air handlers and straight air conditioning, any make. We find the fault, say what it costs to put right, and say plainly when the money is better spent elsewhere.
Two things are worth thirty seconds before you call: the breaker, and the condensate float switch. A tripped float switch is the system doing exactly what it was fitted to do, and from inside the house it looks identical to a breakdown.
Where we find a compromised heat exchanger on a gas appliance it gets shut off rather than repaired. That is not a negotiation.
The visit
What a service visit actually covers
Laid out by when each item gets done, because a visit that changes the filter and leaves is not a service.
First
What you have noticedBefore any panel comes off. Which rooms, at what times, since when, and what has changed in the house. Most faults are narrowed down here rather than with an instrument.
Then
Filter, return and static pressureMeasured against the blower’s own rating. A system fighting a restriction will not behave, whatever else is done to it, and this is where that shows up.
Then
Coils, charge and temperature splitBoth coils inspected, split measured against the data plate. Charge is checked properly rather than topped up on a guess, because a system losing refrigerant has a leak and topping it up is not a repair.
Then
Condensate and safetiesDrain, trap and float switch cleared and function-tested. On gas appliances, limits, pressure switch, flame sensor, flue and heat exchanger. Safeties get tested, never bypassed.
Last
What you are toldWhat was measured, what it means, and what we would and would not spend money on. Written down, so you have it when somebody else quotes you something.
Replacements
Before we quote a new system
What gets measured
- A load calculation for your house, room by room
- Static pressure on the running system
- Room-by-room airflow where a complaint exists
- Duct runs in the attic and crawlspace, inspected properly
- Return sizing against the new airflow
- Condensate route, slope and float switch
What you get
- A size derived from the building, not from the old badge
- Duct work priced, or explicitly excluded — never left silent
- Model numbers, so the quotation can be compared with anybody else’s
- The permit named, with who files it and where
- Commissioning numbers handed over at the end
Oversizing is the commonest fault we inherit. In this humidity a system that satisfies the thermostat too quickly leaves the house cold and damp, and no amount of new equipment fixes that if the size is wrong again.
What we will not say
How many years your equipment has left. What percentage you will save. How fast we will get there. All three depend on things we cannot know from a website, and a number invented to fill the gap is worse than no number at all.
We also will not make claims about health. Where we find damp we find the water and stop it; what it might be growing, and what that does to anybody, is a question for people qualified to answer it.
