Renewal inside the hours you can spare
Shops, restaurants, professional suites, clinics, small offices and light industrial across Augusta and the CSRA. Maintained on a schedule, renewed in phases, and nothing started until the hours are agreed in writing.
The project
Renewal, stage by stage
Every stage closes before the next opens, and the hours available are established at the very start rather than discovered halfway through.
Stage 1
Survey, including the timetablePanels off, on the roof or in the plant room: condition, model and serial numbers, access, how a unit would come off, electrical supply, what the controls are really programmed to — and which hours you can genuinely give us. That last one is written down as a number, because it is what everything else is priced from.
Stage 2
Written scopeWhat is replaced, what is kept, and what is explicitly excluded. Curb adaptation, roofing, structure, electrical distribution and asbestos are each named as in or out. A scope that excludes nothing has simply moved the argument to later.
Stage 3
PermitFiled with the Richmond County or municipal office that covers the address. Nothing starts until it is in, and who files it is stated in the quotation.
Stage 4
Phasing against the timetableThe work broken into pieces that each fit inside the window agreed at survey, with one rule: every phase ends with the building conditioned. Where a piece will not fit, temporary heating or cooling goes into the scope and into the price.
Stage 5
CommissioningAirflow, temperature rise or split, static pressure, economiser travel and minimum position, control schedule and safeties. Numbers, per unit, recorded rather than remembered.
Stage 6
HandoverModel and serial numbers, filter sizes, belt part numbers, the control schedule as left, the permit and the commissioning sheets — enough that a different contractor could pick it up, which is the only real test of a handover.
Maintenance
A record per unit
A site sheet saying “serviced” is worth very little the day something fails. Every unit gets its own record, with numbers that can be compared against the previous visit.
- Filters changed, sizes and quantities recorded on the unit and on the sheet
- Coils inspected on both faces, condition graded, pressure drop noted
- Belts, sheaves and bearings set, part numbers listed, wear flagged
- Contactors, capacitors and terminals checked for pitting and corrosion
- Condensate, traps and overflow switches cleared and function-tested
- Economiser dampers driven through their range, minimum position recorded as a number
- Control schedule documented as actually programmed, before anybody changes it
Premises
The buildings we work in
Retail, food and hospitality
Shops, trade counters, restaurants and bars. Door heat gain, short cycling, and extract pulling harder than its make-up air can supply — which arrives as a dining-room complaint and gets treated as a cooling fault.
Hood cleaning and fire suppression are separate trades with their own certifications. We do not claim them.
Offices, clinics and light industrial
Professional suites, medical and dental practices, workshops and small warehousing. Zone complaints, after-hours running, filtration and outside-air rates written down, and server rooms with a real plan for what happens when the split fails.
Cost
Why there are no prices on this site
A rooftop unit replacement can differ by a multiple depending on access, curb, crane time, electrical supply, controls — and above all on the hours available. A building with a twelve-hour overnight window and a building with four hours are not the same job, and no figure published here could tell you which you are.
The survey is quoted as a fixed number before we come out, and it is the only figure we will give you without seeing the plant.
